If you think my service might be a good fit, we set an appointment for me to see your house.
After looking over your house with you, I return to my office and do a few hours research to calculate: 1) the value of your house after I’m done making it new again and 2) how much those improvements will cost me.
Once I have those two numbers, I make you an offer to buy your house.
If that offer works for you, we pick a date that you want to close and our attorneys draw up contract.
When we agree on the price you can rest assured that your house is sold. Unlike traditional sales using a realtor and buyers who need a mortgage, there won’t be any escape clauses like “if it passes inspection” “if the bank agrees with the price” and the most common “If I can get a mortgage” – which is the common deal killer since the recent financial crises.
Sellers often ask “What do mean you’re going to pay cash? I’d get cash too if I sold using a broker. So what’s the difference? The difference is huge – it means I HAVE CASH to buy your house with. I don’t need a mortgage. I don’t need a bank’s approval of the quality or value of the house. I don’t need the house to be in perfect working order, like banks require. You don’t have to worry for two months while your house is off the market whether your buyer will qualify for a mortgage. And, since I don’t have to jump through all those hoops, I can buy your house as soon as you are ready.
Is My Service a Good Fit For You?
I’m looking for single family houses, townhouses, condos in the Southern Dutchess and Putnam Counties. Typical starter-sized houses. 3-5 Bedrooms. 1000-2200 square feet. In, honestly, any condition. The more work it needs, the more I like it and the more you probably need my service.
I buy houses usually in these towns: Wappingers Falls, Fishkill, Hopewell Junction, Pleasant Valley, Millbrook, southern Town of Poughkeepsie/Spackenkill/Red Oaks Mill (Spackenkill school district), Lake Carmel, Brewster, Cold Spring.
If getting the highest price is your top priority…
AND your house is in reasonably good, sellable condition
AND you have 6 to 10 months to market it the traditional way using a broker and the MLS
…my service is probably not a good fit.
