Since I’m buying with cash (I don’t have to try to get a mortgage) and I’m buying the house as-is, you have the power to pick the closing date. This means you can PLAN on when the money will be in your bank account. You will NOT be wondering for months if someone is going to make you an offer… followed by months of wondering if they will qualify for a mortgage.
You Don’t Have To Do Any Updates
Still have the original kitchen? Same bathroom for 30 years? They work perfectly for you, right? But they don’t work for today’s demanding buyers. Bathrooms, kitchens, flooring and paint that is out of date really drives the price down and lengthens the time it takes to sell your house. (It’s like a double-whammy) Today’s buyers with their meager savings, don’t have the money to make improvements after they purchase their house. They’d rather buy a more expensive house that’s got what they want with a slightly higher mortgage payment. (Mortgages are a lot cheaper than credit cards!) I’m buying AS-IS.

Again, buyers don’t have ANY extra cash, so they will insist that you have every little nit fixed before they agree to buy the house. Every drippy faucet, every sticky window, carpet they want changed, gutters and chimneys cleaned, roofing replaced, decks updated to code… etc. And the worst part is that THIS negotiation comes AFTER you take the house off the market. So… you’re really up against the wall then, and they know it. I’m not going to ask you to repair a-n-y-t-h-i-n-g.

It’s not unusual to have tired or outdated paint. But buyers can’t seem to get past seeing it and will run out of the house if they don’t like the color. I know, “it’s just paint” but have you seen a house-hunting show on TV lately?. And again, they don’t have any extra money to pay for new paint. I’m buying AS-IS.

I see right past clutter, stuff, whatnot. And one of the great bonuses of me buying your house is that you can leave behind whatever you want. No need to rent a dumpster. No need to clean. Just take what you want and leave the rest. How convenient is that?!

Real Estate Brokers around here typically charge 5-6% of the sales price. That could be $8,000-$12,000 coming out of your pocket. And even though I am a licensed real estate agent, I have no interest in listing your house. I have a real estate license so I to sell my own houses using the MLS. When I buy your house, it’s commission free.

The moment we agree on a price that’s right for both of us, you can rest assured that your house is SOLD. There won’t be any weasel clauses like “if I get a mortgage” or “if it passes an inspection” or “if you fix this” or “if you pay for some of my closing costs.” I’m not your typical buyer shopping for a house to live in and I do this to make a living. There’s absolutely no risk that I will see another house and try to get out of buying yours. No way! I’m always looking to buy houses. If I say I want to buy yours… I always keep my word. I have bought every house I have agreed to purchase.

How much does your house cost you each month? Taxes? Insurance? Heat? Electric? Upkeep (lawn mowing, snow removal, etc)? Around here – if everything goes smoothly, it typically takes 8 months to sell a house through a real estate broker – and sometimes much longer. That’s some big money going out the window while you wait and hope for your house to be sold. I can buy your house in as quickly as 2 weeks.

Buyers nowadays don’t save like they used to. Short on cash, they look for some way to make the purchase work. The most popular ways is… AFTER you agree on the house’s price, the buyers ask you to help pay for their closing costs. That’s just more $$$ that doesn’t go into your bank account – up to 6% of the house’s price. What’s that work out to be… another $8,000-$12,000… that you were expecting? Yikes! There’s none of that when I buy your house.
