Bob Will Buy It carries on a tradition that started long before we took the reins. For years, our colleague Bob built a reputation as a reliable, straight-shooting home buyer here in the Hudson Valley. When he retired in 2024, we stepped in to continue that legacy – bringing our combined decades of real-estate experience to strengthen and expand the mission he started.

Dave Brown began helping New York homeowners in 2000 and later moved beyond the traditional brokerage model to give sellers a faster, simpler way to move on from burdensome properties. Todd Sims brings more than 30 years of experience in property management, private lending, and fix-and-flip investing. Together, we saw an opportunity to uphold Bob’s name while delivering a modern, streamlined path for today’s sellers.

Todd: Co-founder & CEO

Company co-founder Todd Sims has been involved in several real estate-based businesses for the last 30 years, including ownership and management of residential housing units, private lending companies, and fix-and-flip companies.  His varied experiences allow him to look at real estate transactions from several different viewpoints in order to help his clients with the best outcome in their situation.  Todd enjoys working with his clients to help them through different situations, such as selling their property, refinancing a loan, or funding their own fix-and-flip project. After decades of experience, Todd joined forces with a like-minded investor and acquired Bob Will Buy It in 2024.

Dave: Co-founder & COO

Like his fellow Bob Will Buy It co-founder, Dave Brown has decades of experience in the New York real estate industry. Dave began helping New York homeowners in 2000 as a licensed real estate agent. In 2012, he stepped away from the traditional brokerage model to give sellers a faster, simpler option – no agents, no fees, no drawn-out timelines. Since then, his own company, Sell Now Homebuyers, has helped hundreds of homeowners secure quick, fair cash sales across New York, New Jersey, and Connecticut.

Built on honesty, respect, and clear communication, Dave’s approach is straightforward: guide people through tough situations without pressure or gimmicks. Whether it’s foreclosure, probate, or a home that needs major repairs, he focuses on practical solutions tailored to each seller. While he buys and renovates properties throughout the tri-state area, Dave’s specialty – and passion – is serving homeowners right here in the Hudson Valley.
