Q: How does the process work when selling my house to you?
The process is very simple when we buy houses. You can either fill out the fast cash offer form or give us a call to give us information about the house you want to sell. If our service seems like it might be a good fit for you, we’ll schedule an appointment to see the house. When we meet you at the house we walk through and look at what changes are necessary. Using this information, we can usually make you an offer in a couple of days (or quicker, if needed). If we come to an agreement on a price, your attorney will draw up a contract (it’s customary in NY for the seller’s attorney to do that) and send it to ours. The attorneys hash out minor details, contracts are signed, and our title company prepares for the closing. You receive your money for the house at the closing and you’re done!
Q: Do you buy houses that need a lot of repairs?
Heck Yeah! We buy ugly houses in Dutchess & Putnam Counties that need repairs all the time. In fact, most of the houses we buy need repairs. The uglier, the better. Mold? Holes in the roof? It’s always my goal to pay the most I possibly can. I know it’s important to you to maximize your “walkin’ away” money. I won’t hammer you for your lowest price. I know other buyers who do that. They will pressure you, dig in and find your weakness to drive the price down and maximize their profit. I’m not like that. As long as I can pay my crew and make enough money to pay my bills, I’m happy. And if that price/offer works for you with… We have a deal!

Q: How do you determine the price to offer on my house?
We look at the location of the property, what repairs or updates might be needed, the current condition of the property, and values of comparable houses sold in the area recently. We take all this into consideration… and come up with our best price that works for us and hopefully works for you too.
Q: Are there any fees or commissions to work with you?
We do not charge any fees or commissions when we buy your house. We make our money (hopefully!) after we pay for repairs/updates on the house and sell it. We take on the risk of whether we can sell it for a profit or not. Once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments or needed repairs.
Q: How are you different from a real estate agent?
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in Dutchess County right now is 4-9 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 5-6% of the sale price of your house (so if it’s a $200,000 house, you’ll pay between $10,000 – $12,000 in commissions to an agent).
I buy houses. I don’t list houses. We make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is often the most tedious/stressful part of our service).
Q: If I request an offer from you, am I obligated to sell you my house?
