Frequently Asked Questions
Selling a house can be daunting. It’s not like you sell a house every day… or even every year! You have questions. We’re here to help! Below are a bunch of common questions homeowners looking to sell their house have about us and our service.
Can’t find your answer? I can be reached at (845) 846-SOLD or here.
Q: How does the process work when selling my house to you?
The process is very simple when we buy houses. You can either fill out the fast cash offer form or give us a call to give us information about the house you want to sell. If our service seems like it might be a good fit for you, we’ll schedule an appointment to see the house. When we meet you at the house we walk through and look at what changes are necessary. Using this information, we can usually make you an offer in a couple of days (or quicker, if needed). If we come to an agreement on a price, your attorney will draw up a contract (it’s customary in NY for the seller’s attorney to do that) and send it to ours. The attorneys hash out minor details, contracts are signed, and our title company prepares for the closing. You receive your money for the house at the closing and you’re done!
Q: Do you buy houses that need a lot of repairs?
Heck Yeah! We buy ugly houses in Dutchess & Putnam Counties that need repairs all the time. In fact, most of the houses we buy need repairs. The uglier, the better. Mold? Holes in the roof? That’ll just make my day… and yours, when I buy it. Don’t worry about any level of repairs. We can handle anything. This is the absolute best way to sell a house that needs repairs.
Q: Do you buy houses that do not need any repairs?
Absolutely. If you have a house that doesn’t need repairs, don’t worry, we buy those too.
Q: How long does it take to get a cash offer?
We can usually see the house and make you a no-obligation, cash offer within a few days. We know your situation is probably urgent, so we don’t make you wait.
Q: How long does it take to sell my house and get the money?
Realistically* (*at the speed that municipal records departments and attorneys work), we can close in as little as 3 weeks but are willing to set it to sometime in the future if that’s more convenient for you. So whether you want to close in weeks or months, we can accommodate your schedule. Selling your house fast in Dutchess or Putnam has never been easier.
Q: You’re a Real Estate Agent, REALTOR?
Yes, and I have absolutely no interest whatsoever in listing your house. It’s not what I do. I have a real estate license as a tool for me to be able to make better / higher offers:
- It gives me direct access to the MLS sales data.
This allows me to determine, most accurately, what the value of a house is, which gives me the ability to offer more than the typical cash buyer.
- Saves me commissions when I sell.
I save by not having to pay sales commissions when I sell a house I’ve rehabbed. That translates into thousands more $$$ I can pay for a house when I’m buying.
- I do not charge a sales commission.
Although, I’m an real estate agent, there will be no sales commissions when you sell your home directly to me.
Q: Will you offer me a fair price for my house?
It’s always my goal to pay the most I possibly can. I know it’s important to you to maximize your “walkin’ away” money. I won’t hammer you for your lowest price. I know other buyers who do that. They will pressure you, dig in and find your weakness to drive the price down and maximize their profit. I’m not like that. As long as I can pay my crew and make enough money to pay my bills, I’m happy. And if that price/offer works for you with… We have a deal!

DOWNLOAD our free guide that walks you through the Pros and Cons (plus the cost and timeline) of selling your house to a real estate investor… plus learn the pros, cons, and costs of the other two alternatives… listing with an agent or selling it yourself.
Q: How do you determine the price to offer on my house?
We look at the location of the property, what repairs or updates might be needed, the current condition of the property, and values of comparable houses sold in the area recently. We take all this into consideration… and come up with our best price that works for us and hopefully works for you too.
Q: Are there any fees or commissions to work with you?
We do not charge any fees or commissions when we buy your house. We make our money (hopefully!) after we pay for repairs/updates on the house and sell it. We take on the risk of whether we can sell it for a profit or not. Once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments or needed repairs.
Q: How are you different from a real estate agent?
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in Dutchess County right now is 4-9 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 5-6% of the sale price of your house (so if it’s a $200,000 house, you’ll pay between $10,000 – $12,000 in commissions to an agent).
I buy houses. I don’t list houses. We make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is often the most tedious/stressful part of our service).
Q: If I request an offer from you, am I obligated to sell you my house?
Absolutely not! Selling a house is an important task. It’s always good to know all your options. So why not get a cash offer from me and weigh that against your other options. It’s 100% your decision on whether or not to sell your house to us.
