I prefer to buy houses close to where I live, Hopewell Junction.  So, primarily Southern Dutchess and Northern Putnam counties. These are the towns where I buy houses, most often.

Dutchess County, NY

Poughkeepsie

Poughkeepsie IBM main plant

Town of Poughkeepsie, Arlington, Red Oaks Mill, Spackenkill areas… if your house is in the Arlington or Spackenkill school district… I will buy it. 

 

Wappingers Falls

A wonderful quaint village that is near all the action.  Great restaurants, community theater, and super close to Dutchess’ major shopping centers.

Wappinger

The Town of Wappinger has great schools and is the heart of the major shopping in Dutchess county.  And don’t forget about the wonderful Bowdin Park on the bank of the Hudson River.

Fishkill

Main Street, with all its specialty restaurants, is one of my favorite aspects of The Village of Fishkill.  The Van Wyck Homestead Museum, a home where officers set up their headquarters and a major supply depot during the Revolutionary War, is a historic jewel.

Beacon

Once a run-down and forgotten industrial city, Beacon is now a thriving Arts Community sought after by folks looking for respite from Brooklyn and other bureaus of NYC.  One of my favorite things is to hike Mt. Beacon to where the old restaurant/casino used to be.  The views of the Hudson Valley from there are breathtaking.

Hopewell Junction / East Fishkill

Well… this is my town. It’s where I live.  I’m a Dutchess County native, that grew up in Hyde Park. I bought my first home in the Historic District of Poughkeepsie. Then, with my first kid becoming school age, moved into the Arlington School District.  And even though the kids have now graduated college and are off with their lives, Hopewell is still home.

Millbrook

Horses.  Need I say more?   Oh yeah… it’s one of those quintessential villages that are straight out of a Norman Rockwell painting.  Whenever I buy a house in Millbrook, I get very attached to it and the area.  Makes it all the harder to sell it.

Pleasant Valley

Arlington School District and great access to major roads like US44 and Taconic make Pleasant Valley a wonderful place to live.

LaGrangeville / Beekman / Poughquag

Maybe one of the best things about Lagrange is Adams Fairacre Farms is so close by. I’m also a frequent visitor to the Overlook Drive-In. Front row. Get some burgers and toss the frisbee until showtime.  Did you know that there are less than 300 Drive-ins in the US and we have THREE within a short drive?  (Hyde Park, Amenia, and the Overlook)

Highland

Okay… yeah.. I know. Highland is in Ulster County, not Dutchess. But, I buy there too as long as it’s not too far from the bridge. I like Highland because there is quick access to all that Dutchess offers, just across the bridge… and you are very close to great hiking, arts, and wine country right out your back door.

Wappingers Falls, NY

Putnam County, NY

I buy houses in Putnam County less frequently, but living so close to it, it’s impossible to ignore. Here are the primary towns were I buy houses in Putnam County:

Carmel

It’s always interesting to see how a little summer cottage has slowly morphed into a year-round home. Sometimes that makes the flip challenging, but sometimes the quaintness and access to the lake make up for its quirkiness.

Patterson

Were you a commuter?  That’s a top reason to own a home in Patterson. With Rt22 and (somewhat) quick access to 84 and 684, Patterson is easy to commute from.  Done commuting, and now you are ready to sell? Well, I will buy your house.

Brewster

Similar to Patterson… Brewster is a great town to commute from… especially having TWO Metro-North stations to choose from.  I find the houses in the Brewster and Southeast area to be architecturally interesting.  Many are older and have details that “modern” (post-1960’s) don’t.
